This extensive remodeling project focused on transforming an existing dwelling into a fully modernized, functional, and aesthetically appealing home while preserving its original structure. The project scope spanned planning, permitting, demolition, reconstruction, and intricate finishes, creating a comprehensive overhaul.
Project Highlights
Planning & Permitting:
We coordinated with the client to secure all necessary permits for remodeling, including updates to the bathroom, kitchen, electrical panel, windows, door relocation, and structural modifications. We ensured all regulatory requirements were met to streamline the project.
Demolition & Site Preparation:
The project began with the removal of outdated structures and finishes, including exterior walkways, porch tiles, cobblestone walls, old fences, sheds, and obsolete fixtures. Our team ensured proper debris disposal with regular servicing of waste containers and maintained a clean and safe site throughout.
Structural Enhancements:
- Foundation & Concrete: We rebuilt sections of the foundation with precision, reinforced with #4 rebars, and poured 2500 PSI concrete for durability. Front porch steps were also reconstructed for enhanced curb appeal.
- Framing & Insulation: Interior layouts were reframed to accommodate new living spaces, including kitchens, bathrooms, closets, and bedrooms. Insulation was installed in all exposed exterior walls to improve energy efficiency.
- Roofing Repairs: Damaged shingles and flat areas were restored, addressing water ponding issues to ensure weather resistance.
Plumbing & Electrical:
We upgraded all plumbing systems with new copper lines, installed earthquake gas shut-off valves, and relocated connections for appliances. A 200-amp electrical panel was installed alongside outlets, lighting, and fixtures, including landscape lighting for added elegance.
Mechanical Systems:
State-of-the-art HVAC systems were installed, complete with ductwork and humidity-controlled bathroom fans. A smart thermostat ensures optimal comfort and energy savings.
Stucco, Decking, and Fencing:
The home exterior received a smooth and sand finish stucco application, enhancing durability and appearance. We constructed a wood deck with stained and sealed finishes and installed custom fencing for privacy and style.
Interior Finishes:
The finishing touches included installing cabinets, countertops, flooring, baseboards, and intricate tile work for bathrooms and kitchens. Premium fixtures and appliances were seamlessly integrated, and feature wall panels added a contemporary touch.
